Annual Boiler Service
Landlords Gas Safety Certificate (CP12) – Boiler & Hob only
System Health Check – visual inspection of the heating system and flue integrity
Copy of the landlord’s gas safety certificate.
Exclusions
No gas appliance care
No heating system or component care
Call outs NOT included
Additional Appliances
£15 per additional gas appliance (Fire, cooker, water heater etc.) Must be requested before service visit.
Charged as a one-time fee, added to the following month’s invoice
Monthly subscription remains £13 per month thereafter

Our £19 per month Boiler Care Plan provides complete protection for your boiler with reliable support, full servicing, and no hidden charges.
What Included
You’ll never pay for an engineer visit. Whether it’s a minor fault or a boiler breakdown, call-outs are included in your care plan.
Unlimited Free Callouts
Natural gas boilers up to 70Kw
Labour for maintenance and repairs
Any spare parts required to repair your boiler are fully included at no extra cost (subject to T&Cs)
Annual Boiler Service Included
A manufacturers boiler service carried out once every 12 months to ensure peak efficiency and safety.
You will receive:
A pre 2 month reminder via email and text if your annual service has not yet been booked reminding you to book it via the website or calling the office.
A 1 month reminder will be sent out if still not booked.
Simple, transparent pricing at £19inc Vat per month.
What’s Not Included
To ensure clarity and transparency, the following items are not included in the plan:
External & internal timers and thermostatic Controls.
Flue and Flue terminal
External room thermostats, wireless controls, smart thermostats (e.g., Hive, Nest), or external timers/programmers.
Radiators
Radiators, radiator valves, TRVs, bleeding, balancing, or replacement of any radiator components.
External System Components
Any part of the wider heating and plumbing system outside the boiler, including:
Pumps
Bypass valves
Showers
Taps
Sanitary ware
Drainage
Pipework
Zone valves
Expansion vessels
Hot water cylinders

Central Heating Care

Hot Water Cylinder – Repairs and replacement where required
Radiators & Radiator Valves – Ensuring heat distribution stays consistent

Cylinder Thermostat – Maintaining correct water temperatures

Boiler (any type or model)
Flue and flue components
